Residents Insurance Services Limited client base consists of property managers, resident management companies and property owners. Our parent company is a property owner group with a large blocks of flats portfolio. The pressures and expectations upon managing agents are well understood by us. We appreciate that building insurance is only part of a managing agents role and that the managing agent needs to be certain that their broker has the specialist skill and understanding to minimise problems for the agent. Many general brokers will not have the same understanding of property management and service charge problems that we have as a result of our ability to draw on such expertise from other group companies. Many staff within our group have previously worked in the block management industry. We not only understand the importance of competitive premiums but also the obligations on managing agents and, therefore, the commercial requirement for attractive management rebates for portfolios. We have successfully handled many very difficult insurance problems for managing agents over the years which has formed the bedrock of many of our long term client relationships.
REASONS TO CHOOSE US
- We are indisputably specialists in blocks of flats insurance – there is not much we haven’t seen or done for block managers since our incorporation.
- Delegated underwriting authority – participating insurance companies trust our competence and expertise enough to allow us to incept policies on their behalf and without having to refer to the insurer (subject to agreed limits). This means that we can often give you immediate quotes or cover – so helpful with urgent residents’ meetings and new instructions etc.
- Claims monitoring – Our claims manager is there to make sure that genuine claims are paid and others are recovered. Frequently claims can lead to difficulties for both leaseholders and agents. We ease those difficulties with the objective of trying to keep premiums down.
We have either Delegated Underwriting Authority or agency arrangements with some of the UK’s top insurance companies.
